The Texas housing market, in brief
Texas is the second-largest housing market in the country and one of the fastest-growing. Median home price is around $340,000 — meaningfully below the national median, partly because Texas has built more housing per capita than any other large state. Houston, Dallas, Austin, San Antonio, and Fort Worth metros have wide ranges (Austin median around $530K vs. San Antonio around $310K). The headline trade-off: Texas has no state income tax (a big draw for high-earner migrants from California, New York, and Illinois) but the highest effective property tax rate of the five states we operate in (~1.6% statewide average). On a $340K home that's roughly $5,400/year — meaningful, but the income-tax savings often more than make up for it. Builder-paid 2/1 buydowns are extremely common on new-construction inventory in Texas (use our buydown calculator to evaluate).
Loan programs we originate in Texas
Texas State Affordable Housing Corporation (TSAHC) and Texas Department of Housing and Community Affairs (TDHCA) run the two main statewide first-time-buyer DPA programs. TSAHC's Homes for Texas Heroes (teachers, first responders, military) and Home Sweet Texas Home Loan Program both offer DPA grants up to 5% of the loan amount. TDHCA's My First Texas Home program layers on Mortgage Credit Certificates (MCCs) for additional federal tax savings. Local DPA programs in major metros (City of Houston, City of Dallas, City of Austin, El Paso, San Antonio) layer on top. We work with the wholesale lenders that fund all of these.
- Conventional — up to $806,500 (baseline) or no high-balance ceiling in this state.
- FHA — up to $571,550 in Travis County (Austin); limits vary by county, set annually by HUD.
- VA — no maximum loan amount for borrowers with full entitlement (since 2020). Funding fee applies.
- USDA Rural Development — zero-down, income-limited, available in eligible rural and outer-suburban areas.
- Jumbo — above the conforming ceiling. Pricing varies by lender; we shop multiple jumbo programs.
- Refinance & cash-out — rate-and-term refinances, cash-out refinances, debt-consolidation refis.
Texas first-time-buyer programs
We work with the wholesale lenders that fund every major Texas down-payment-assistance program — meaning the DPA stacks on top of our wholesale-channel rate, not in place of it.
- TSAHC Homes for Texas Heroes — DPA program for full-time public-service workers — teachers, first responders, military, corrections officers, EMS. Grant of 3-5% of the loan amount (no repayment). Stacks with FHA, VA, USDA, or conventional financing.
- TDHCA My First Texas Home — First-time-buyer program with optional DPA second mortgage and Mortgage Credit Certificate (MCC) for federal tax credit on mortgage interest. Income- and purchase-price-limited.
- TSAHC Home Sweet Texas Home — TSAHC's general (non-public-service-worker) DPA program. Available to non-first-time buyers in some categories. DPA grant of 3-5% of loan amount; income-limited.
