HomePilot (“HomePilot,” “we,” “us,” or “our”) is a licensed mortgage broker (NMLS ID 2752340). We collect personal and financial information to evaluate, originate, and broker residential mortgage loans on your behalf. This policy explains what we collect, how we use it, when we share it, and the choices you have. It applies to homepilotmortgage.com, the borrower portal, and any application or quote process you interact with.
1. Information we collect
We collect information you provide to us, information we generate from your use of our services, and information we obtain from third parties (such as credit bureaus and lenders).
1.1 Information you give us
- Identifying information: full legal name, date of birth, Social Security Number, government-issued ID, marital status, citizenship and residency information, dependents, and contact information (address, email, phone).
- Financial information: employment history, income, assets, liabilities, real estate owned, source of down payment, and bank and brokerage account details.
- Property information: subject property address, value, occupancy intent, and details about real estate you own.
- Sensitive information requested by law: HMDA demographics (ethnicity, race, sex), military service, declarations, and answers to government-required questions on the URLA (Form 1003).
- Communications: messages you send to us by phone, email, SMS, or the borrower portal.
- Documents you upload: pay stubs, W-2s, tax returns, bank statements, IDs, and other supporting documentation.
1.2 Information we generate
- Quote, application, and loan-file activity: rates priced, choices made, application progress, and audit timestamps.
- Device and usage data: IP address, browser type, operating system, pages visited, referring URL, and timestamps. We use cookies and similar technologies (see Section 7).
1.3 Information from third parties
- Credit bureaus (Experian, Equifax, TransUnion): credit reports and scores when you authorize a credit pull.
- Lenders, processors, underwriters, appraisers, title companies, insurers, and other settlement-service providers we engage on your loan.
- Verification services for income, employment, assets, identity, and fraud screening.
- Marketing partners and advertising platforms that share attribution data when you arrive on our site through an ad.
2. How we use your information
- To originate, broker, process, underwrite, and close your residential mortgage loan.
- To shop your scenario across our wholesale lender partners and recommend a loan product.
- To verify your identity, prevent fraud, comply with anti-money- laundering (BSA/AML) and Office of Foreign Assets Control (OFAC) requirements, and detect and prevent unauthorized use.
- To communicate with you about your application, rate-lock status, conditions, closing, and post-closing servicing transitions, including by automated phone, SMS, email, and electronic disclosure.
- To send you marketing communications consistent with your preferences (you can unsubscribe at any time).
- To comply with federal and state regulators, including the Consumer Financial Protection Bureau (CFPB), the Department of Housing and Urban Development (HUD), the IRS, and state regulators in jurisdictions where we are licensed.
- To improve our products, debug, audit, secure our infrastructure, and conduct internal analytics.
3. When we share your information
We do not sell your personal information. We share information only as necessary to provide our services or as required by law.
- Wholesale lenders we submit your application to, including their underwriting and pricing systems (e.g., MISMO 3.4 / Fannie Mae DU, Freddie Mac LP).
- Settlement-service providers: title and escrow companies, appraisers, surveyors, insurance providers, notaries, and recording offices.
- Service providers: hosting, email and SMS delivery, document storage and e-signature, identity-verification, credit-bureau access, anti-fraud, customer support, and analytics vendors. These vendors are bound by contract to use your information only for the services they provide to us.
- Regulators and law enforcement: when required by subpoena, court order, regulatory examination, suspicious- activity reporting, or other legal process.
- Successors: if HomePilot is acquired or merges with another entity, your information may transfer to the successor under the same terms as this policy.
- With your consent: any other sharing you specifically authorize, such as a referral to a real-estate agent or financial advisor.
4. Gramm-Leach-Bliley Act (GLBA) notice
Federal law (15 U.S.C. § 6801 et seq.) requires financial institutions to explain their information-sharing practices. HomePilot does not share your nonpublic personal information with non-affiliated third parties for those parties’ own marketing purposes. We share only as described in Section 3 — to process your loan, with your consent, or as permitted by law. You do not need to opt out of sharing in those categories.
5. State-specific privacy rights
Depending on your state of residence, you may have additional rights to access, correct, delete, or restrict the processing of your personal information; to receive a copy of the data we hold; or to opt out of the sale or sharing of personal information for cross-context behavioral advertising. We do not sell or share personal information for cross-context behavioral advertising.
California residents: under the California Consumer Privacy Act (CCPA/CPRA), you have the right to know, delete, correct, and limit the use of sensitive personal information, and to non-discrimination for exercising those rights. Most personal information we collect from mortgage applicants is exempt from CCPA/CPRA under the GLBA exemption, but we honor consumer rights for non-exempt categories.
Colorado, Connecticut, Virginia, Texas, and other state residents: you may have similar rights under your state’s privacy law.

6. Data retention
We retain your information for as long as your loan file is active and afterwards for the period required by federal and state recordkeeping rules — generally three to seven years depending on the document type and jurisdiction. We may retain information longer if needed to comply with legal obligations, resolve disputes, or enforce our agreements.
7. Cookies and tracking
We use cookies and similar technologies to keep you signed in, remember your preferences, secure our application portal, measure traffic, and attribute marketing campaigns. You can control cookies through your browser settings. Disabling cookies may cause portions of the site (especially the borrower portal) to stop working.
We honor “Global Privacy Control” (GPC) signals as a valid request to opt out of any sale or sharing of personal information for cross-context behavioral advertising.
8. Data security
We use industry-standard administrative, technical, and physical safeguards to protect your information. These include encryption-in-transit and at-rest for sensitive fields, access controls, multi-factor authentication for staff, audit logging, and regular review of our security practices. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.
9. Children’s privacy
Our services are intended for adults age 18 and older. We do not knowingly collect personal information from children under 13. If you believe a child has provided us information, contact us and we will delete it.
10. Third-party links
Our site may link to third-party sites, including lender portals, social-media platforms, and government resources (e.g., NMLS Consumer Access). We are not responsible for the privacy practices of those sites. Review their privacy policies before providing them with information.
11. Changes to this policy
We may update this policy from time to time. When we do, we update the “Last updated” date at the top. If the change is material, we will give you reasonable notice before it takes effect (for example, by email or a notice on the site).
