The rule most agents miss

VA seller help comes in two buckets.

This one is for home purchases: when you're buying, the seller can help pay your costs. Everyone quotes "the seller can give 4%." The VA Lenders Handbook actually splits seller help in two, and knowing the split is worth real money in a purchase negotiation.

Normal closing costs

The seller can pay every ordinary loan-related closing cost, appraisal, title, origination charges, recording, with no percentage limit at all. This is not a concession under the handbook's definition, so it never touches the 4%.

Bucket 2 · up to 4%

Can you buy again without selling?

If you own a home with a VA loan on it, you may not need to give it up to use your benefit again. The remainder of your entitlement (the industry calls it bonus or second-tier entitlement) can guaranty the next purchase.
