The rule most agents miss
VA seller help comes in two buckets.
This one is for home purchases: when you're buying, the seller can help pay your costs. Everyone quotes "the seller can give 4%." The VA Lenders Handbook actually splits seller help in two, and knowing the split is worth real money in a purchase negotiation.

Normal closing costs
The seller can pay every ordinary loan-related closing cost, appraisal, title, origination charges, recording, with no percentage limit at all. This is not a concession under the handbook's definition, so it never touches the 4%.

Can you buy again without selling?
If you own a home with a VA loan on it, you may not need to give it up to use your benefit again. The remainder of your entitlement (the industry calls it bonus or second-tier entitlement) can guaranty the next purchase. Run your numbers and see whether the next home is $0 down, needs a down payment, or needs a restoration first.

- · The county limit only matters with partial entitlement. Purchases above $144,000 are assumed, which covers nearly every current market.
- · Carrying two mortgages means qualifying with both payments in your debt-to-income ratio. That, not entitlement, is the usual constraint, and it is exactly what we check on a quote.

Who has the lowest VA loan rates?

Who qualifies for a VA home loan?
Veterans, active-duty service members, National Guard and Reserve members who meet the service minimums, and some surviving spouses. The Certificate of Eligibility (COE) is the official confirmation, and pulling it is part of every quote we run: no digging through discharge paperwork on your own. If you're not sure you qualify, ask; checking costs nothing and doesn't touch your credit.

Can I have two VA loans at the same time?
Often, yes. If your current VA loan doesn't use all of your entitlement at your county's loan limit, the remainder (called bonus or second-tier entitlement) can guaranty a second purchase while you keep the first home. The entitlement calculator on this page runs the math; your Certificate of Eligibility confirms it.
What is the VA funding fee in 2026?
For purchases with less than 5% down: 2.15% of the loan amount on first use, 3.3% on subsequent use. With 5% to 9.99% down it drops to 1.5%, and with 10% or more down it's 1.25%. The IRRRL streamline refinance charges just 0.5%. The fee is usually financed into the loan, and it's waived entirely for veterans with a disability rating of 10% or more, active-duty Purple Heart recipients, and eligible surviving spouses.
Is there a VA loan limit?
Not with full entitlement: since 2020 the VA guaranties 25% of any loan size, so qualified buyers put $0 down at any price a lender approves. County conforming limits only matter when you're keeping another VA loan; the 2026 baseline is $832,750, higher in some high-cost counties.
What is the maximum seller concession on a VA loan?
On a home purchase, concessions are capped at 4% of the home's value, but the seller paying your normal loan-related closing costs does not count against that cap, per the VA Lenders Handbook. A well-structured offer can combine full closing-cost coverage plus up to 4% in true concessions, which can include paying off your debts at closing.
What credit score do I need for a VA loan?
The VA itself sets no minimum credit score; individual lenders add their own overlays, and those overlays vary a lot. That's an argument for the wholesale channel: we price the same file across 40+ lender partners, several of whom price VA files in the low-600s FICO range, so one lender's overlay never decides your rate.
